Vlasnik lopudskog hotela “Lafodia”, tvrtka "Anker grupa" iza koje stoji talijanski kapital, zatražila je i dobila građevinsku dozvolu za rekonstrukciju i konstrukcijsku sanaciju dominikanskog samostana sv. Nikole na Lopudu.
Ruševine nekadašnjeg samostana svetog Nikole davnih su godina, prema odluci Uprave dominikanskog reda u Zagrebu, prodane tvrtki "Fidelis" koja je u vlasništvu "Ankera". Glavni projektant u projektu koji bi rekonstruirao i konstrukcijski sanirao samostan je Stjepo Butijer.
Obzirom na neposrednu blizinu hotela "Lafodia", vlasnici su čekali povoljan trenutak za izradu projekta, jer i sam postojeći smještajni objekt nedavno je rekonstruiran, a za početak radova na samostanu imaju vremena.
- Mogu samo reći da trenutno nije vrijeme za velike investicije - kratko je odgovorio Ivo resić, član Uprave "Anker grupe", ne želeći otkriti što namjeravaju izgraditi na ostacima nekadašnje crkvene nekretnine.
- To vam ne mogu reći! - dodao je Resić, pitajući zašto nas to zanima.
I Konzervatorski odjel u Dubrovniku dao je smjernice i pristanak na projekt iz područja zaštite i očuvanja kulturnih dobara, a među strankama u postupku je i fra Tomislav Kraljević, prior Dominikanskog samostana u Dubrovniku, kao "prvi susjed" parcele na kojoj će se graditi.
- Ono što je Uprava dominikanaca u Zagrebu davno prodala, još prije petnaestak godina, su ruševine nekadašnjeg samostana svetog Nikole. Tu zaista nije ostalo ništa osim nekoliko zidova. Bio sam pozvan na uvid projekta od strane upravnog odjela za izdavanje dozvola, jer smo im mi prvi susjedi.

Koliko sam shvatio, oni zaista projektom ne zadiru u prostor crkve. Nisam vidio da ugrožavaju išta oko našeg prostora, a što će tamo biti, pa, čini mi se, možda nekakav restoran, ali vam ne mogu reći sa sigurnošću. Sve što znam jest da projektom ne ugrožavaju ništa naše - zaključio je fra Tomislav.
Crkva svetog Nikole i dalje je u vlasništvu Dominikanaca, a naš sugovornik je dodao kako je i dalje koriste župnik i vjernici s otoka, održavajući mise dvaput mjesečno i brinući se za crkveno zemljište i objekt.
Odmah do samostana i crkve svetog Nikole je i hotel "Grand", nekadašnji ljepotan i simbol vizije moderne arhitekture kojeg je projektirao sjajni Nikola Dobrović i od njega 1936. godine učinio nevjerojatnu atrakciju tog doba. Sav u betonu, s "provom", zaobljenim strukturama, čak i betonskim posteljama, godinama je trunuo, kako se to betonu već događa, no kupnjom "Anker grupe" iz ruku "Atlantske plovidbe", i na "Grandu" su u tijeku radovi.
Budući da i obitelj Šimunović obnavlja nekadašnji hotel "Lujo", makar, kako tvrde, za vlastite potrebe, jednom kad se sve dovede u gotovo, rekonstruirano i uređeno stanje, Lopud bi mogao dobiti još nekoliko fantastičnih turističkih aduta.
- Na mjestu ruševina dominikanskog samostana, koji je sad u očajnom stanju, napravili smo projekt koji uključuje ne samo izgradnju, već i rekonstrukciju dijelova samostana. Probali smo zadržati postojeću strukturu i stanje koliko god je to moguće, ali skidajući ostatke kamen po kamen, i vraćajući ga na ono mjesto na kojem je bio.

Tamo gdje su bile fratarske ćelije napravit ćemo sobe, bit će to lijepe smještajne jedinice, restoran i dio kuhinje na vanjskom dijelu. Bit će to hotelčić koji odiše starinom, to je cilj i to je jedino moguće.
Ispoštivat će se sve konzervatorske smjernice, ovo je blago koje ćemo raditi s poštovanjem, i tu je cijela bit svega - objašnjava projektant Butijer.
U međuvremenu, naš sugovornik za "Anker grupu" radi na susjednom "Grandu" koji će zablistati novim sjajem.
- Veliki je problem što je Grand propao konstrukcijski, pa ćemo iznutra morati sve ponovno, a vanjski dio ćemo ostaviti kakav jest, nećemo ga mijenjati, no sve je od betona, pa taj dio moramo ponovno napraviti.
Znate kako je u "Grandu" bilo sve od betona, čak i postelje, sobe su bile male, niskih plafona, a vi danas ne možete ponuditi sobu od desetak kvadrata, pa će se prostori spajati, sve se podizati koliko nam je od konzervatora dopušteno, smjernice su tu, a usto ostaje i spomen na Dobrovića.
Sve to također traje dugo, iz istih razloga, ispitivanja i konzervatorskih smjernica, ali dobro je da se na tome radi i da su investitori pristali na dugoročno najbolja rješenja, što je za ove građevine i projekte zapravo jedini način - dodaje Butijer.
I dominikanski samostan, za kojeg se zapravo još ne zna kad će krenuti s radovima, i hotel "Grand" kojeg će rekonstruirati još dugo, u idućem desetljeću itekako će nadodati na onoj najboljoj vrsti turizma kojoj se svi nadamo.

Vlasnik lopudskog hotela “Lafodia”, tvrtka "Anker grupa" iza koje stoji talijanski kapital, zatražila je i dobila građevinsku dozvolu za rekonstrukciju i konstrukcijsku sanaciju dominikanskog samostana sv. Nikole na Lopudu.
Ruševine nekadašnjeg samostana svetog Nikole davnih su godina, prema odluci Uprave dominikanskog reda u Zagrebu, prodane tvrtki "Fidelis" koja je u vlasništvu "Ankera". Glavni projektant u projektu koji bi rekonstruirao i konstrukcijski sanirao samostan je Stjepo Butijer.
Obzirom na neposrednu blizinu hotela "Lafodia", vlasnici su čekali povoljan trenutak za izradu projekta, jer i sam postojeći smještajni objekt nedavno je rekonstruiran, a za početak radova na samostanu imaju vremena.
- Mogu samo reći da trenutno nije vrijeme za velike investicije - kratko je odgovorio Ivo resić, član Uprave "Anker grupe", ne želeći otkriti što namjeravaju izgraditi na ostacima nekadašnje crkvene nekretnine.
- To vam ne mogu reći! - dodao je Resić, pitajući zašto nas to zanima.
I Konzervatorski odjel u Dubrovniku dao je smjernice i pristanak na projekt iz područja zaštite i očuvanja kulturnih dobara, a među strankama u postupku je i fra Tomislav Kraljević, prior Dominikanskog samostana u Dubrovniku, kao "prvi susjed" parcele na kojoj će se graditi.
- Ono što je Uprava dominikanaca u Zagrebu davno prodala, još prije petnaestak godina, su ruševine nekadašnjeg samostana svetog Nikole. Tu zaista nije ostalo ništa osim nekoliko zidova. Bio sam pozvan na uvid projekta od strane upravnog odjela za izdavanje dozvola, jer smo im mi prvi susjedi.

Koliko sam shvatio, oni zaista projektom ne zadiru u prostor crkve. Nisam vidio da ugrožavaju išta oko našeg prostora, a što će tamo biti, pa, čini mi se, možda nekakav restoran, ali vam ne mogu reći sa sigurnošću. Sve što znam jest da projektom ne ugrožavaju ništa naše - zaključio je fra Tomislav.
Crkva svetog Nikole i dalje je u vlasništvu Dominikanaca, a naš sugovornik je dodao kako je i dalje koriste župnik i vjernici s otoka, održavajući mise dvaput mjesečno i brinući se za crkveno zemljište i objekt.
Odmah do samostana i crkve svetog Nikole je i hotel "Grand", nekadašnji ljepotan i simbol vizije moderne arhitekture kojeg je projektirao sjajni Nikola Dobrović i od njega 1936. godine učinio nevjerojatnu atrakciju tog doba. Sav u betonu, s "provom", zaobljenim strukturama, čak i betonskim posteljama, godinama je trunuo, kako se to betonu već događa, no kupnjom "Anker grupe" iz ruku "Atlantske plovidbe", i na "Grandu" su u tijeku radovi.
Budući da i obitelj Šimunović obnavlja nekadašnji hotel "Lujo", makar, kako tvrde, za vlastite potrebe, jednom kad se sve dovede u gotovo, rekonstruirano i uređeno stanje, Lopud bi mogao dobiti još nekoliko fantastičnih turističkih aduta.
- Na mjestu ruševina dominikanskog samostana, koji je sad u očajnom stanju, napravili smo projekt koji uključuje ne samo izgradnju, već i rekonstrukciju dijelova samostana. Probali smo zadržati postojeću strukturu i stanje koliko god je to moguće, ali skidajući ostatke kamen po kamen, i vraćajući ga na ono mjesto na kojem je bio.

Tamo gdje su bile fratarske ćelije napravit ćemo sobe, bit će to lijepe smještajne jedinice, restoran i dio kuhinje na vanjskom dijelu. Bit će to hotelčić koji odiše starinom, to je cilj i to je jedino moguće.
Ispoštivat će se sve konzervatorske smjernice, ovo je blago koje ćemo raditi s poštovanjem, i tu je cijela bit svega - objašnjava projektant Butijer.
U međuvremenu, naš sugovornik za "Anker grupu" radi na susjednom "Grandu" koji će zablistati novim sjajem.
- Veliki je problem što je Grand propao konstrukcijski, pa ćemo iznutra morati sve ponovno, a vanjski dio ćemo ostaviti kakav jest, nećemo ga mijenjati, no sve je od betona, pa taj dio moramo ponovno napraviti.
Znate kako je u "Grandu" bilo sve od betona, čak i postelje, sobe su bile male, niskih plafona, a vi danas ne možete ponuditi sobu od desetak kvadrata, pa će se prostori spajati, sve se podizati koliko nam je od konzervatora dopušteno, smjernice su tu, a usto ostaje i spomen na Dobrovića.
Sve to također traje dugo, iz istih razloga, ispitivanja i konzervatorskih smjernica, ali dobro je da se na tome radi i da su investitori pristali na dugoročno najbolja rješenja, što je za ove građevine i projekte zapravo jedini način - dodaje Butijer.
I dominikanski samostan, za kojeg se zapravo još ne zna kad će krenuti s radovima, i hotel "Grand" kojeg će rekonstruirati još dugo, u idućem desetljeću itekako će nadodati na onoj najboljoj vrsti turizma kojoj se svi nadamo.
